The roof was not leaking. The leak was on the walls, why you guys change the roof? You could fix only the stucco.

this in my opinion on this roof just by looking at this video, seems to me that they only needed to re-stucco the wall’s (install j- metal flashing over the existing foam roof and stucco over). But if lots of moisture was trap withing the foam roof it was good that they tear it off. I’m not a big fan of foam roofs, the only thing good about it is the r-value but as a water proofing …not convinced. Good video do.

Thanks very much for your comment! You are correct in many instances where it would not be necessary to tear the existing roof off but in this instance we felt it was wise as there was quite a bit of water infiltration. Also with all the roof to wall work involved we knew that we would almost end up installing a new roof anyway. In some areas Foam roofs may not be the best answer. For the Phoenix, Arizona climate it really is hard to beat.

@TheWarachee We are still maintaining some foam roofs that are in great shape at 30 years of age! I think foam like many products performs very, very well if installed properly. If not installed correctly (which many are not) the end product is not good like anything else. Our foam roofs are installed correctly and leaks are very, very rare! When they do happen, of course we promptly take care of them.
